Sandpipers is a stylish property in the very sought after coastal village of Overstrand. Owned by Jane and Rob it is their loved holiday home, and it shows in the quality of the presentation. The house sleeps 6 in 3 bedrooms, two of which are downstairs. A twin and a double. There is a huge en-suite bathroom to the master bedroom, a bit like Narnia, entered through what you think is a wardrobe door! There is a further family bathroom on this floor.

The kitchen is a fabulous space with contemporary kitchen units and double ovens. To one end there is a snug area over looking the garden with a comfy sofa and TV, so great for kids. The sitting room is bright, with French doors to the garden and terrace area, where you will find some good garden furniture for those sunny holiday evenings outside. To one end of the sitting room is a dining area with table and chairs and some stylish overhead lighting.

Sandpipers has the further advantage of a super conservatory, a further space so everyone can have a bit of peace. Great for reading quietly or having a glass of wine. The garden is of a really good size, mainly laid to lawn. We think Sandpipers is a pretty perfect coastal holiday cottage in Overstrand.

Kitchen: super spacious and very stylish kitchen. Double ovens, gas hob, dishwasher, fridge and freezer. Plenty of cupboard and preparation space. To one end is a Snug area with sofa and TV overlooking the gardens

Sitting Room: comfortable room with two sofas, large screen TV, side tables and lamps. To one end is the dining area with table and chairs

Bedroom 1: good sized room with king size bed, two wardrobes so plenty of storage, drawers and mirror. Doors to large en-suite bathroom, a real surprise, bath, walk in shower, basin and WC

Bedroom 2: twin bed room with bedside tables and lamps, drawers and mirror

Family Bathroom: shower, basin and WC

Stairs to Bedroom 3: lovely spacious room with king size bed, bedside tables and lamps, drawers and hanging space

Conservatory: peaceful sunny space to read or relax, with comfortable, good quality conservatory furniture, sliding doors to the gardens

Outside

To the front of Sandpipers is a good sized area for parking. To the rear is a garden, mainly laid to lawn and a terrace area with garden furniture. The beach is just a stones throw away from the house through the historic winding street known as The Londs. The Cliff Top Cafe which is great for Breakfast is again 2 mins walk, as it the White Horse Pub, the village shop and Conservative Club which is open to non members. The Sea Marge Hotel if you fancy a more upmarket meal is about a 5 minute walk.

Where you will be staying

Overstrand is 2 miles from Cromer and was known in Victorian times as the Village of Millionaires and was a favourite haunt of Sir Winston Churchill. It still retains its old fashioned charm with the Cliff Top Café, sandy beach, village cricket ground, pub and lovely countryside walks. You can buy fresh crabs and lobsters in season straight off the boats from the crab shack at the top of the cliff. The architecture of the village reflects its prestigious past, some designed by the renown architect Sir Edwin Lutyens. The cricket ground is a wonderful place to spend a Saturday or Sunday afternoon, the pretty Pavilion which is open to all, has a very good bar!
